The much-anticipated BluHawk, a multi-faceted destination experience, will be home to the new store, located at 7781 W. 159th Street. It will be one of the first to open in the mixed-use development and will soon be joined by a sports park, community center and other attractions. The treat shop will be adding delectable and crunchy caramel apples to the menu. Available for a limited time, the caramel apples will be served at all Andy’s™ Kansas City locations. They’re the perfect pairing to the popular Fall Menu debuting this September. Expanding in Kansas City has special meaning to the Kuntz family. “Kansas City is my second home, and very near and dear to our family for many reasons, not the least of which is that I was born here,” said Andy Kuntz, owner, and CEO of Andy’s Frozen Custard. “BluHawk promises to be an exciting new community and has shown us the same support we have received in all Kansas City-area locations. We love growing with the city, and we will continue to invest here, as we take great pride in putting ‘grins above chins’ by serving the most delicious frozen custard and treats.” Andy’s Caramel Apples pair delightfully crisp and tart Granny Smith Apples with melt-in-your-mouth, hand-crafted crème caramel and a selection of toppings. Bursting with flavor, the caramel apples are hand dipped and spun in either Reese’s Pieces or Andy’s famous roasted pecans. For a treat that’s awesome to the core, a double caramel dip is also available. Whether customers are looking for a way to cool down after museum and art gallery hopping, a sweet ending to the perfect grass-fed steak dinner, or celebrating a Royals, Mavericks or Chiefs win, Andy’s menu offers a treat for every occasion. Customer favorite, the James Brownie Funky Jackhammer™, made with Andy’s vanilla frozen custard, peanut butter and baked in-store brownies, and then “drilled and filled” with hot fudge, is a popular post-BBQ dessert. Or try the Choc-O-Rocko Concrete, which blends chocolate frozen custard, roasted almonds, and marshmallow crème, and hits all the right notes while enjoying the sounds of smooth, local jazz. Known as the World’s Finest Frozen Custard, Andy’s has deep roots in Missouri, with its first store having opened in Osage Beach, and current headquarters in Springfield. Since then, the brand has carefully and deliberately grown into a family of 100+ locations, each becoming a hometown tradition boasting the freshest ingredients for an unmatched flavor experience. The Bluhawk location is unique as it is not a free-standing building, but still incorporates a small patio, lots of parking, and of course, Andy’s friendly and speedy drive thru. Andy’s is famous for its Made Fresh Hourly™ frozen custard, Baked Fresh Daily toppings, hand-rolled waffle cones, Concretes, Jackhammers™, sundaes, floats, and malts. Bluhawk taps largest sports facilities advisory and management network to manage multi-sports complex

Sports Facilities Advisory and Management specializes in sports tourism development and operations OVERLAND PARK, Kan. – Nov. 23, 2020 – The developer of Bluhawk today announced it has reached an agreement with Sports Facilities Management (SFM), the preeminent leader in the industry, to optimize, program and manage Bluhawk’s multi-sports complex in Overland Park. SFM’s mission is to improve the health and economic vitality of the communities it serves and sees a tremendous opportunity at Bluhawk. In addition to bringing its operational expertise, SFM will bring its programming power as the operator of the largest network of sports tourism, league and local sports venues in the United States, serving 2,000 communities. Sports Facilities Management will provide full-time management for the Bluhawk multi-sports complex and oversight of the day-to-day operations of the venue, including staffing, program development/management, event booking/management and sponsorship sales. The Bluhawk multi-sports complex will become a member of the SFM Network. The power of the SFM Network lies with its experienced team, as well as its size and position in the industry. The SFM Network’s managed venues work together and build relationships with many of the nation’s top events rights’ holders.  As part of the network, the SFM team will provide Bluhawk with innovative ways to generate revenue through compelling event offerings that forge relationships with the community and the region. “Becoming a member of the SFM Network – the largest sports event network in the country – not only brings on board an experienced management partner, but allows us to procure exciting opportunities with sporting events and partners we never would have had otherwise,” said Kent Price, president of Price Brothers.  “We’re thrilled to bring the Overland Park and Johnson County communities the benefit of SFM Network’s management expertise and deliver on our vision of offering health, fitness, wellness and sports entertainment to the Kansas City region. Price Brothers believes that Bluhawk’s ability to host national, regional and local sports events is greatly enhanced by its affiliation with SFM.” There were several reasons why SFM chose to work with Bluhawk. The community at large, especially, had a significant impact on the decision. Jason Clement, CEO and Co-founder of Sports Facilities Companies who started his professional career in Kansas City remarked, “Kansas City is a special place. We are thrilled to partner on the Bluhawk Development to bring a world-class sport and entertainment experience to Overland Park. We are looking forward to serving hundreds of thousands of guests annually comprised of local families and ‘sports tourists’ from around the country.” “Collaborating with our SFM Network communities is key to building a successful sporting and entertainment destination,” said Dev Pathik, co-founder of the Sports Facilities Companies.  “Our on-site general manager and staff will keep members of the community top of mind when pursuing sports and entertainment events. Having the Bluhawk multi-sport complex affiliated with the SFM Network will create jobs and bolster the economic growth for the region.” Sports recreation and entertainment is very much a destination in any community. In 2019, SFM-affiliated venues hosted more than 25 million visitors and generate $200+ million dollars in economic impact annually.  According to Evergreen Research, the youth sports marketplace is a $25B industry and growing. As COVID-19 impacts the youth sports landscape in thousands of communities across the U.S., SFM still sees the same consumer demand for youth sports.  Priorities have simply shifted to safety and vigilance to keep community and staff members healthy and help combat the virus for the foreseeable future. Price Brothers intends to break ground on the multi-sport complex next summer with tentative plans for completion in time for the fall 2022 indoor season. The Bluhawk development, a “mixed-use” destination, focuses on leisure, wellness and community. Recent announcements include the planned expansion of AdventHealth South Overland Park into a full-service hospital in 2021.  On the retail front, T.J. Maxx, the nation’s largest value retailer, plans to open its doors next Spring 2021.  In addition, AT&T; Cactus Grill; Panera Bread and Gyu-Kaku opened recently at Bluhawk and Freddy’s Frozen Custard and Steakburgers is aiming to open before year end. Location, Location, Location: Why it’s Ideal to Lease Retail Space in Kansas City

If you’re starting a retail business, the number one thing you need to become successful is a good product (or range of products). But the second-most important thing is probably your physical location. Before you decide where to lease, make sure you’ve done your research. Start with the population trends and demographics of a particular region that you believe will present plenty of opportunity for your store. Then see if the data is there to back up your investment. For example, the Kansas City region certainly fits the bill when it comes to retail opportunity. There are many reasons you might want to lease retail space in Kansas City today—especially in its popular suburbs like Overland Park. High-Quality Education is Attracting Families to Kansas City Every Kansas City retail owner should be jumping for joy about all the good press the city and its suburbs have been getting. For five years in a row (and six years overall), Overland Park, KS, has been named the #1 place to raise a family by personal finance site WalletHub.com. Each year, the site ranks the nation’s “Best & Worst Places to Raise a Family.” And Overland Park’s status as a consistent chart-topper bodes well for Kansas City retail businesses that stand to benefit from an influx of intergenerational customers. In 2019, Overland Park came in at #11 on WalletHub’s “Education & Child Care” metric. In the same year, 70 Kansas City-area public schools were ranked among the nation’s best according to a different set of metrics by U.S. News & World Report. And the fact that 52 of those schools were new to the list demonstrates a promising trend for parents seeking elite educational opportunity, as well as any entrepreneurs planning to lease retail space in Kansas City. Kansas City Retail is Benefiting from Development & Demographics The heart of Kansas City is undergoing an economic renaissance. A $6.5 billion investment in downtown development is revitalizing the city and creating a ripple effect throughout the region. Bluhawk, a mixed-use development situated in Overland Park, is poised to capitalize on the region’s recent growth and influx of families. Overland Park is located in Johnson County, the wealthiest county in Kansas. Within a three-mile radius of Bluhawk, the average household income is $155K. Nestled between two main thoroughfares just 20 minutes from downtown Kansas City, Bluhawk provides easy access to the super regional population of 2.5 million. The average daily traffic along Highway 69 brings approximately 33.6K people by the doors of any Bluhawk retailer. That includes the high-income families who live nearby and seek convenience in shopping online and picking up in store quickly and effortlessly. Lease Retail Space in Kansas City to Capitalize on the Expected Influx of Visitors A final major factor primed to drive Kansas City retail success is Bluhawk’s Sports Park. Wellness is a big part of Bluhawk’s vision for the space, and this multi-sport complex—set to break ground in 2021—promises to attract a large annual influx of regional and national visitors for youth and amateur sports competitions, as well as community events. And with 277 acres of mixed-use space, you’ll likely find a spot on the property where you can count on a steady stream of foot traffic. Interested in Leasing at Bluhawk? Business owners and operators who have done their research will recognize the rich opportunity Kansas City retail offers. As families continue to plant their roots in wealthy suburbs like Overland Park (including future Bluhawk residents) in the coming years, the ceiling for potential retail growth should only get higher throughout the region.
